APPROVAL CRITERIA

  1. MAIN STUFF
    - No court-ordered evictions past 7 years. (See paragraph 7.)
    - We do not accept first-time renters or co-signers. (See paragraph 8.)
    - At least one applicant must have a TransUnion ResidentScore of 560+. (See paragraph 4.)
    - We have income verification requirements. (See paragraph 6.)
    - A foreclosure will **NOT** disqualify your app. (See paragraph 4.)
    - We are unable to accept vouchers, sorry.

     

  2. PERSONAL CHARACTERISTICS
    - Friendliness and respect are our core values. Your respectful interactions with management, staff, & other residents will be a hallmark of our community. 
    Untruthful or incomplete statements will mean immediate denial of the app.
    If any statement on your app is discovered at any time to have been untruthful or incomplete it may be grounds for immediate termination.
    Quiet hours are 10pm to 8am. Loud arguments and "drama" must always be taken off property. Music must be played at a reasonable level at all times of day.
    When you move out, we fully expect the apartment returned to us thoroughly cleaned and in move-in ready condition excepting minor wear and tear.

     

  3. OTHER STUFF TO KNOW BEFORE APPLYING
    - We will need a separate app form from each adult 18 or over.
    - We will need social security numbers to order reports. Sorry, we cannot accept ITINs. 

    Each plan has occupancy limits for both people and pets. Ask before applying!
    - One vehicle is allowed on premises for a single-person household, two vehicles only for all other households.
    No waterbeds, no satellite dishes, sorry!

     

  4. CREDIT HISTORY
    - At least one applicant must have a TransUnion ResidentScore of 550 or higher, plus two or more open credit accounts in good standing. The "TransUnion ResidentScore" is a credit score 
    designed to predict good resident behavior. It may be higher or lower than another type of credit score you may have gotten elsewhere. 
    - We can allow up to 7 negative items on your TransUnion credit report for one applicant living alone, or up to 13 negative items total for all other households. We do not include up to 7 medical items in this count. We count a "foreclosure" as simply one of the allowed negative items.
     A negative item is anything marked as "bad debt," "collection," "judgment," "repossession," "paid repossession," "foreclosure," "lien," "bankruptcy," or "past due." 
     

  5. CRIMINAL HISTORY 
    We do not count "possession of <2 ounces" of cannabis/marijuana against you. We can't allow any of the following convictions or other admissions of guilt from any time in the past 25 calendar years: offenses involving a minor child, animal cruelty, felony sexual assault, human trafficking. We can't accept any of the following convictions or other admissions of guilt from any time in the past 7 calendar years: passing bad checks, financial crimes, grand theft, solicitation, manufacture or sale of controlled substances, restraining order, unlawful possession of firearms, or any violent misdemeanor or felony. Otherwise, we are able to accept one non-violent conviction or other admission of guilt per applicant (including DWI/DUI) in the past 2 calendar years. (There might be some uncommon convictions we can't accept, so talk to us before applying.) All items on your criminal record must be disclosed on your app!

     

  6. INCOME & VERIFICATION
    - One applicant living alone with no children will need to verify 2.5x the rent in gross income. All other households will need to verify 3x the rent in gross income. "Gross income" means before *any* taxes or other deductions are taken out.
    - Documents needed to verify income depend on the type of income:
        A job or jobs: your most recent paystub showing your name, position, pay period, this period's earnings, and year-to-date earnings. I
    f you're currently unemployed, we can't count income from a previous job. If you work multiple jobs, provide a paystub from each job.
       
    A job offer or new job: a letter or email of employment from the company. 
        
    Tips: we can usually estimate your tips based on your position and the type/quality of establishment, but we may ask for a statement of estimated tips from your employer.
       
    A business, investments, or gig work: We will need to see three months bank statements showing your business income deposits and business expense debits. We may be able to accept your most recent Schedule C or Schedule E from your last tax return.
        
    Unemployment or other assistance: We will need the most recent statement from the agency providing the assistance. We might need more statements. (Child/spousal support, federal or state child tax credits, SSI, SNAP count as income. We will deduct any rental assistance from the total rent used in calculating how much income you must have.)
     

  7. SECURITY DEPOSIT
    Our security deposit is $350 for one person living alone in a one bedroom unit. For all other households and units, the security deposit is $500.
    Our application fee is $75 for one adult or $115 for two adults.

     

  8. RENTAL HISTORY 
    We do not accept first-time renters or co-signers. 

    Each adult occupant must have rented from a landlord who is not a relative or family member sometime in the past four years, or, must have owned a home titled in their name. We must be able to verify the rental relationship with your current landlord. We independently verify landlord and property ownership records prior to performing our reference checks. We may ask you about any additional addresses that appear on your credit report within the past four years.
    - No court-ordered evictions within the past 7 years.
    - No "unsatisfied" landlord collection or judgment over $2500 in past 2 years.
    - No history of habitual late payments, disturbances to neighbors, excessive rental damage, or non-payment of rent within the past 2 years. 

PET POLICY
  • We do not charge monthly pet rent.

  • Up to 4 pets per unit. Only 2 dogs over 50 lbs. Only 2 cats allowed. No dogs over 90 lbs in upstairs units. No breed restrictions.

  • All pets must be spayed/neutered. Dogs must be vaccinated for rabies and on leash at all times when outdoors. Cats must remain indoors. Pets may not be left out on balconies or patios.

  • We approve other small pets on a case-by-case basis, often with no pet fee. No aquariums in 2nd floor units.

  • Our pet fee is $100 per pet under 20 lbs, $150 for 20-49 lbs, and $200 for 50+ lbs. 50% of this fee is refundable at the end of your tenancy. The fee is paid just once, at move-in.
